Homeless Shelter Development Planning and Construction:

My real world experience on various homeless shelter renovation and new construction projects gives me the insight and experience to guide your project as a homelessness consultant. Previously I served as Executive Director of a faith based and also a quasi governmental homeless shelter project, I have overseen the ground up planning and construction of 2 homeless shelters. Including one emergency shelter for single adult homeless. The other project was the transformation of an abandoned school into a Family Shelter. Presently providing all needed services onsite at a campus that includes shelter rooms, apartment units and a dorm for homeless unaccompanied youth.

Additionally, I served as interim Operations Director, coordinating with local government the operational and construction planning for a homeless bridge shelter. My experience also included 6 years in the leadership, funding, operating and upgrades to a 94 bed family emergency shelter.

Consulting for Homeless Prevention and Service Center Operations:

As Executive Director, I provided homeless services including a daily community hot meal program, serving 300 nutritionally complete daily meals to the poor and homeless in the urban area of Daytona Beach, Florida. Other homeless services at this center included daily showers, laundry, mail service, clothing and toiletries distribution for homeless people. Moreover, we provided a medical clinic, bus passes for transportation and coordinated our communities Cold Weather Shelter Program. We provided life changing, intense case management. Coupled with collaborative partnerships for behavioral health and onsite assistance for clients to receive prescriptions for stabilizing medications. 

Your Homelessness Consultant for Development, Grants & Fundraisers:

Over a 7-year period, beginning as Development Director, then Executive Director of a faith based nonprofit in Volusia County, Florida, funding was increased over 400% to 4.2 million dollars. This was achieved through doubling donations from faith groups, private donors and business partners. This was accomplished by successfully increasing revenue and decreasing expenses of fundraising events.  Coupled with winning grants from foundations, local and state governments Also, we developed ongoing government grant funding with ESG and HUD rapid rehousing programs. 

Nonprofit Technology, Databases, Websites & Online Marketing:

Through working with various nonprofit agencies, I gained extensive experience setting up and maximizing donor tracking and communications. My expertise ranges from simple spreadsheets to in house server based donor software.  Especially the newest cloud based donor management software and communication tools.

My private sector business career experience was in food service, marketing and web development. Benefiting many businesses, non-profit organizations and community groups by redeveloping their websites and using social media and SEO to maximize online donations. Your nonprofit leadership can also benefit from my know how in getting positive media coverage to further your mission with increased donations and community acceptance.

Finance, Governance and Compliance:

While these items’ are the ultimate responsibility of the Board of Directors, their success and implementation must be executed by staff. Often these items are fragmented, incomplete and not cohesive. In my own organizations and when helping others, I have become skilled at reviewing and guiding nonprofit organizations in rewriting these critical documents. Likewise, I can provide guidance on the initial state and 501c3 filings for a startup nonprofit organization. Recently, I have established a Volusia County Florida affordable housing nonprofit.  Like these documents, the Policy & Procedure and Accounting Manuals must be correctly aligned with the governance docs, as should the employee and volunteer handbooks. Many of these items need frequent revision to stay in compliance with new grant regulations, HMIS requirements etc. I can fill this gap or set up a system for staff to stay in compliance.

Similarly, the financial tracking or accounting system of your nonprofit must be set up correctly. Not only for tax compliance, but to give your staff and board the information needed to make good financial decisions. I can review and report on these items or assist in their redevelopment.
